How to read these figures

Realty.com’s September 2026 county-records median ($2,327,500, 20 recorded sales as of Sep 22) is the freshest monthly closed-sale figure — but the period is still settling, so treat small-sample months as directional. Realty.com does not publish a median-sale-price YoY %; its assessor repeat-sales index reads +24.3% YoY (as of Sep 30) — a different methodology, not presented as median-price YoY. Median days on market was not published in Realty.com’s September release, so it comes from the next source in the fallback chain: Redfin reports a 43-day median for homes sold over the three months ending August 2026 (Redfin calculations from MLS and/or public records; 60 days a year earlier) — a different source and an earlier, longer window than the September price figures. RealtyHop’s 60-day figure is an average for current listings, not a median for closings. Active-inventory counts vary by source and methodology: RealtyHop’s live residential count showed 167 (100 houses, 64 condos, 1 townhouse, 2 multifamily), refreshed hourly, while Realty.com’s MLS snapshot (as of Sep 27) showed 89 homes for sale at a $2,499,000 median list price. MLS sales closed at 100.0% of asking in September (25 sales as of Sep 30), with 40.0% of county-recorded buyers paying cash. Redfin is used only for median days on market; its city page was checked in a live browser on Oct 6, 2026.
