Market time — from Redfin this week

Realty.com’s September release did not include a median days-on-market read, so this week’s market-time figure comes from the next source in our chain: Redfin’s median for homes sold over the three months ending September 2026 — a longer window than the single-month September price figures.

Rates are the pressure point

The 30-year fixed averaged 7.24% as of October 29, down from 7.32% the prior week and its lowest level this month, and stood 107 basis points above 6.17% a year earlier. The 15-year fixed averaged 6.60%, down from 6.68% the prior week and 5.41% a year ago.

Borrowing costs at 7.24% are still slowing urgency. That does not make every home negotiable, but it rewards buyers who compare condition, days on market and seller motivation carefully.

National context

Laguna Niguel’s September read sits inside a broader market where bond yields pushed borrowing costs higher and investors watch jobs and inflation data for the Federal Reserve’s next move.

  • 5.05%10-year Treasury par yield on Oct 28 (U.S. Treasury daily yield curve), up from 4.99% on Oct 27 and 4.96% on Oct 22 — mortgage rates follow bond yields.
  • 29,000Jobs added in the September employment report (released Oct 2), with unemployment at 4.2% — Reuters reported the slowdown nearly took another Fed rate hike this month off the table.

How to read these figures

Realty.com’s September 2026 county-records median ($1,425,000, 57 recorded sales as of Sep 30) is the freshest monthly closed-sale figure; it is unchanged from the October 22 edition. Realty.com does not publish a median-sale-price YoY %; its assessor repeat-sales index reads -6.3% YoY (as of Sep 30) — a different methodology, not presented as median-price YoY. Median days on market was not published in Realty.com’s September release, so it comes from the next source in the fallback chain: Redfin reports a 45-day median for homes sold over the three months ending September 2026 (Redfin calculations from MLS and/or public records; 62 days a year earlier) — a different source and a longer window than the single-month September price figures. RealtyHop’s 60-day figure (as of Oct 29) is an average for current listings, not a median for closings. Active-inventory counts vary by source and methodology: RealtyHop’s live residential count showed 133 (73 houses, 59 condos, 1 townhouse), refreshed hourly, down from 136 a week earlier, while Realty.com’s MLS snapshot (as of Sep 27) showed 158 homes for sale at a $1,477,500 median list price. MLS sales closed at 98.8% of asking in September (62 sales as of Sep 30), with 36.8% of county-recorded buyers paying cash. Redfin is used only for median days on market; its city page was checked on Oct 29, 2026. The 30-year rate is Freddie Mac’s October 29 weekly average (released at noon ET Oct 29, checked ~9:20 a.m. PT).
