Market time — from Redfin this week

Realty.com’s September release did not include a median days-on-market read, so this week’s market-time figure comes from the next source in our chain: Redfin’s median for homes sold over the three months ending September 2026 — a longer window than the single-month September price figures.

Rates are the pressure point

The 30-year fixed rate eased to 7.32% — down from 7.40% the prior week — and stood 113 basis points above 6.19% a year earlier. The 15-year fixed averaged 6.68%, down from 6.71% the prior week and up from 5.44% a year ago. “The average 30-year fixed-rate mortgage declined this week, offering some relief to prospective homebuyers,” Freddie Mac said in its weekly release.

Borrowing costs at 7.32% are still slowing urgency. That does not make every home negotiable, but it rewards buyers who compare condition, days on market and seller motivation carefully.

National context

Mission Viejo’s September read sits inside a broader market where bond yields set the tone for borrowing costs and investors watch jobs and inflation data for the Federal Reserve’s next move.

  • 5.00%10-year Treasury par yield on Oct 23 (U.S. Treasury daily yield curve), up from 4.96% on Oct 22 and down from 5.13% on Oct 21 — mortgage rates follow bond yields.
  • 29,000Jobs added in the September employment report (released Oct 2), with unemployment at 4.2% — Reuters reported the slowdown nearly took another Fed rate hike this month off the table.
  • This week, Oct 22Freddie Mac’s weekly average eased to 7.32% (as of Oct 22), down from 7.40% for the week ending Oct 15.

How to read these figures

Realty.com’s September 2026 county-records median ($1,180,000, 78 recorded sales as of Sep 30) is the freshest monthly closed-sale figure; it updates the $1,160,000 read on 73 sales (as of Sep 29) in the October 17 edition as more September recordings came in. Realty.com does not publish a median-sale-price YoY %; its assessor repeat-sales index reads +2.1% YoY (as of Sep 30) — a different methodology, not presented as median-price YoY. Median days on market was not published in Realty.com’s September release, so it comes from the next source in the fallback chain: Redfin reports a 44-day median for homes sold over the three months ending September 2026 (Redfin calculations from MLS and/or public records; 51 days a year earlier) — a different source and a longer window than the single-month September price figures. RealtyHop’s 59-day figure (as of Oct 24) is an average for current listings, not a median for closings. Active-inventory counts vary by source and methodology: RealtyHop’s live residential count showed 176 (119 houses, 53 condos, 4 townhouses), refreshed hourly — down from 277 in the October 17 edition — while Realty.com’s MLS snapshot (as of Sep 27) also showed 176 homes for sale at a $1,120,000 median list price. MLS sales closed at 98.6% of asking in September (79 sales as of Sep 30), with 20.5% of county-recorded buyers paying cash. Redfin is used only for median days on market; its city page was checked on Oct 24, 2026. The 30-year rate is Freddie Mac’s week-ending-October-22 average (released Oct 22 at noon ET), down from 7.40% the prior week.
