The September price picture

September county records are still settling, and live asking prices sit close to recent closings — a narrow list-versus-sold gap.

All-home median sale price

$2,125,000
September 2026 · county records (35 recorded sales, as of Sep 22) · period still settling

The September county-records read covers 35 recorded sales at a $2,125,000 median — but the period is explicitly still settling, so treat this number as directional. The typical sale range ran $1,715,000–$3,095,000 at $846 per square foot, and 28.6% of buyers paid cash. In the same release, MLS logged 53 September sales closing at 100.0% of asking, as of Sep 30.

Market time — from Redfin this week

Realty.com’s September county-records release did not include a median days-on-market read, so this week’s market-time figure comes from the next source in our chain: Redfin’s median for homes sold over the three months ending August 2026 — an earlier, longer window than the September price figures.

How the 202 break down

Live asking inventory spans detached houses, condos, townhouses and a small multifamily slice — the segments buyers actually shop.

Rates are the pressure point

The 30-year fixed rate rose 25 basis points from 7.03% the prior week and stood 94 basis points above 6.34% a year earlier. The 15-year fixed averaged 6.60%, up from 6.42% the prior week and 5.55% a year ago. “With mortgage rates on their current trajectory, the housing market continues to be supported by favorable economic conditions,” said Freddie Mac chief economist Sam Khater.

Borrowing costs at 7.28% are slowing urgency. That does not make every home negotiable, but it rewards buyers who compare condition, days on market and seller motivation carefully.

National context

San Clemente’s September read sits inside a broader market where bond yields pushed borrowing costs higher and investors watch jobs and inflation data for the Federal Reserve’s next move.

  • 5.24%10-year Treasury constant-maturity yield on Oct 1 (U.S. Treasury par yield curve) — mortgage rates follow bond yields.
  • 29,000Jobs added in the September employment report (released Oct 2), with unemployment at 4.2% — Reuters reported the slowdown nearly took another Fed rate hike this month off the table.
  • Thursday, Oct 8The next Freddie Mac weekly average is due — watch whether the 30-year’s climb continues.

How to read these figures

Realty.com’s September 2026 county-records median ($2,125,000, 35 recorded sales as of Sep 22) is the freshest monthly closed-sale figure — but the period is still settling, so treat small-sample months as directional. Realty.com does not publish a median-sale-price YoY %; its assessor repeat-sales index reads +9.3% YoY (as of Sep 30) — a different methodology, not presented as median-price YoY. Median days on market was not published in Realty.com’s September release, so it comes from the next source in the fallback chain: Redfin reports a 32-day median for homes sold over the three months ending August 2026 (Redfin calculations from MLS and/or public records; 57 days a year earlier) — a different source and an earlier, longer window than the September price figures. RealtyHop’s 50-day figure is an average for current listings, not a median for closings. Active-inventory counts vary by source and methodology: RealtyHop’s live residential count showed 202 (123 houses, 63 condos, 2 townhouses, 14 multifamily), refreshed hourly, while Realty.com’s MLS snapshot (as of Sep 27) showed 120 homes for sale at a $2,297,500 median list price. MLS sales closed at 100.0% of asking in September (53 sales as of Sep 30), with 28.6% of county-recorded buyers paying cash. Redfin is used only for median days on market; its city page was re-checked on Oct 7, 2026.
