The September price picture

Realty.com’s September county-records release is unchanged this week (still 30 recorded sales as of Sep 28), while live asking inventory has thinned sharply since last Friday.

The September county-records read still covers 30 recorded sales at a $2,800,000 median — the same release as the October 16 edition (no new recordings posted since Sep 28). The typical sale range ran $1,500,000–$3,915,000 at $1,516 per square foot, and 63.3% of buyers paid cash. In the same release, MLS logged 26 September sales closing at 95.7% of asking, as of Sep 28.

Market time — from Redfin this week

Realty.com’s September release did not include a median days-on-market read, so this week’s market-time figure comes from the next source in our chain: Redfin’s median for homes sold over the three months ending September 2026 — a longer window than the single-month September price figures.

How the 144 break down

Live asking inventory spans detached houses, condos, townhouses and a small multifamily slice — the segments buyers actually shop.

Rates are the pressure point

The 30-year fixed rate eased to 7.32% — down from 7.40% the prior week — and stood 113 basis points above 6.19% a year earlier. The 15-year fixed averaged 6.68%, down from 6.71% the prior week and up from 5.44% a year ago. “The average 30-year fixed-rate mortgage declined this week, offering some relief to prospective homebuyers,” Freddie Mac said in its weekly release.

Borrowing costs at 7.32% are still slowing urgency. That does not make every home negotiable, but it rewards buyers who compare condition, days on market and seller motivation carefully.

National context

Laguna Beach’s September read sits inside a broader market where bond yields set the tone for borrowing costs and investors watch jobs and inflation data for the Federal Reserve’s next move.

  • 4.96%10-year Treasury par yield on Oct 22 (U.S. Treasury daily yield curve), down from 5.13% on Oct 21 and 5.12% on Oct 20 — mortgage rates follow bond yields.
  • 29,000Jobs added in the September employment report (released Oct 2), with unemployment at 4.2% — Reuters reported the slowdown nearly took another Fed rate hike this month off the table.
  • This week, Oct 22Freddie Mac’s weekly average eased to 7.32% (as of Oct 22), down from 7.40% for the week ending Oct 15.

How to read these figures

Realty.com’s September 2026 county-records median ($2,800,000, 30 recorded sales as of Sep 28) is the freshest monthly closed-sale figure; the release is unchanged from the October 16 edition (no new September recordings posted). Realty.com does not publish a median-sale-price YoY %; its assessor repeat-sales index reads +18.4% YoY (as of Sep 30) — a different methodology, not presented as median-price YoY. Median days on market was not published in Realty.com’s September release, so it comes from the next source in the fallback chain: Redfin reports a 71-day median for homes sold over the three months ending September 2026 (Redfin calculations from MLS and/or public records; 103 days a year earlier) — a different source and a longer window than the single-month September price figures. RealtyHop’s 97-day figure (as of Oct 23) is an average for current listings, not a median for closings. Active-inventory counts vary by source and methodology: RealtyHop’s live residential count showed 144 (116 houses, 16 condos, 1 townhouse, 11 multifamily), refreshed hourly — down from 274 on Oct 16 — while Realty.com’s MLS snapshot (as of Sep 27) showed 153 homes for sale at a $4,995,000 median list price. MLS sales closed at 95.7% of asking in September (26 sales as of Sep 28), with 63.3% of county-recorded buyers paying cash. Redfin is used only for median days on market; its city page was checked on Oct 23, 2026. The 30-year rate is Freddie Mac’s week-ending-October-22 average (released Oct 22 at noon ET), down from 7.40% the prior week.
