South Orange County Housing Market Updates, City by City, Every Week

Russell Walsh Realty publishes a weekly housing market update for each of six South Orange County cities: San Juan Capistrano, Dana Point, San Clemente, Laguna Niguel, Laguna Beach and Mission Viejo. Each report puts the county-records median sale price next to live homes-for-sale counts and Freddie Mac's 30-year fixed rate, and every figure is sourced and dated.

What does each weekly update cover?

  • What homes are selling for: the citywide median sale price from county records, with the number of recorded sales behind it.
  • What sellers are asking: the median list price and the number of homes for sale right now.
  • How long homes take to sell: median days on market.
  • How close sales come to asking: the sale-to-list ratio.
  • What borrowing costs: Freddie Mac's weekly 30-year and 15-year fixed rates, plus national context from the 10-year Treasury yield and recent jobs data.

When is each city updated?

One city each day, Monday through Saturday: Monday, San Juan Capistrano · Tuesday, Dana Point · Wednesday, San Clemente · Thursday, Laguna Niguel · Friday, Laguna Beach · Saturday, Mission Viejo.

Frequently asked questions

Which cities do the market updates cover?

There are six South Orange County cities: San Juan Capistrano, Dana Point, San Clemente, Laguna Niguel, Laguna Beach and Mission Viejo.

How often is each city updated, and on which day?

Weekly. San Juan Capistrano publishes on Monday, Dana Point on Tuesday, San Clemente on Wednesday, Laguna Niguel on Thursday, Laguna Beach on Friday and Mission Viejo on Saturday.

Where do the numbers in the reports come from?

Sale prices and sale-to-list ratios come from county records via Realty.com. Live listing counts and asking prices come from RealtyHop. Median days on market comes from Redfin. Mortgage rates come from Freddie Mac's weekly Primary Mortgage Market Survey. Every figure shows its source and date.

Why can a city's monthly median change from one edition to the next?

County records keep adding recorded sales after a month ends, so a later edition can include more sales. Example: the October 24 Mission Viejo report updated September's median to $1,180,000 on 78 recorded sales, up from $1,160,000 on 73 sales in the October 17 edition.

Where can I find older reports for one city?

Use "Every report by city" above, or the city's "All updates" page, which lists that city's reports newest first.

What is the Buyers or Sellers Blueprint, and how do I book the 15-minute session?
