The price picture — from Redfin this week

Realty.com’s county-records page could not be read on October 30 (a security check blocked every attempt), so this week’s closed-sale figures come from the next source in our chain: Redfin’s three-month read ending September 2026. Live asking prices are from RealtyHop.

All-home median sale price

$3,285,935
3 months ending Sep 2026 · Redfin (89 homes sold in September)

Redfin’s median sale price for all home types over the three months ending September was $3,285,935, up 17.4% from the same period a year earlier, with 89 homes sold in September (84 a year earlier). This is a longer, three-month window and a different source than the single-month county-records figure used on October 23 ($2,800,000), so the two are not a week-over-week change.

How the 142 break down

Live asking inventory spans detached houses, condos, townhouses and a small multifamily slice — the segments buyers actually shop.

Rates are the pressure point

The 30-year fixed rate eased to 7.24% — down from 7.32% the prior week — and stood 107 basis points above 6.17% a year earlier. The 15-year fixed averaged 6.60%, down from 6.68% the prior week and up from 5.41% a year ago. “The average 30-year fixed-rate mortgage declined again this week, reaching its lowest level this month and modestly boosting purchasing power for prospective buyers,” Freddie Mac said in its weekly release.

Borrowing costs at 7.24% are still slowing urgency. That does not make every home negotiable, but it rewards buyers who compare condition, days on market and seller motivation carefully.

National context

Laguna Beach’s latest read sits inside a broader market where bond yields set the tone for borrowing costs and investors watch jobs and inflation data for the Federal Reserve’s next move.

  • 4.98%10-year Treasury par yield on Oct 29 (U.S. Treasury daily yield curve), down from 5.05% on Oct 28 — mortgage rates follow bond yields.
  • 29,000Jobs added in the September employment report (released Oct 2), with unemployment at 4.2% — Reuters reported the slowdown nearly took another Fed rate hike this month off the table.
  • This week, Oct 29Freddie Mac’s weekly average eased to 7.24% (as of Oct 29), down from 7.32% for the week ending Oct 22.

How to read these figures

Realty.com’s county-records and MLS page for Laguna Beach could not be read on October 30: three headless-Chrome renders (about 07:03–07:06 PT) returned only a Cloudflare security-check page. Under our fallback rule, the median sale price and sale-to-list figures therefore come from the next source in the chain, Redfin: a $3,285,935 median sale price and 96.1% sale-to-list for all home types over the three months ending September 2026 (Redfin calculations from MLS and/or public records). That is a longer window and a different source than the single-month September county-records median used on October 23 ($2,800,000, 30 recorded sales), so the higher figure is not a week-over-week price change. Median days on market is also from Redfin: 71 days for homes sold over the three months ending September 2026 (103 days a year earlier). RealtyHop’s 97-day figure (as of Oct 30) is an average for current listings, not a median for closings. Active-inventory counts vary by source and methodology: RealtyHop’s live residential count showed 142 (114 houses, 16 condos, 1 townhouse, 11 multifamily), refreshed hourly, down from 144 on Oct 23; Realtor.com’s September indicators showed 216 active listings. The 30-year rate is Freddie Mac’s week-ending-October-29 average (released Oct 29 at noon ET), down from 7.32% the prior week.
